Many people think that if they do not use a Realtor when buying new construction that the builder will lower the price of the house because they do not have to pay Broker commissions. That is not necessarily true!! Most builders have a marketing fund to pay Realtor commissions that is totally separate from their building fund. By not using a Realtor, you have nobody that is looking out for you. The new sales representative works for the builder. Many builders will negotiate better deals with Realtors because they repeat business from them. An individual who comes in and buys a house usually does not have the same resources for repeat business for the builder.
